Losing a loved one is never easy. When you’re appointed as a Personal Representative in Florida, you’re suddenly responsible for managing an estate while dealing with your own grief. You may be asking yourself:

  • “What’s my timeline?” – Florida probate has specific deadlines you need to meet

Understanding Florida Probate Timelines

Florida probate law has specific requirements and deadlines. Here’s what you need to know:

Within 10 Days of Death The original will must be filed with the circuit court in the county where your loved one lived.
3-Month Creditor Period All Florida probate estates must remain open for at least 3 months to allow creditors to file claims.
Typical Timeline: 6-18 Months Simple estates often close in 6 months, while formal administration typically takes 12-18 months.
Summary Administration Option For estates under $75,000 or when the deceased passed more than 2 years ago – can be completed in 2-3 months.

Note: These timelines apply to Escambia, Santa Rosa, and Okaloosa Counties. Each case is unique, and I’ll help you understand your specific timeline.

“When my mother passed away, I was completely overwhelmed. I live in Atlanta and had no idea how to handle her property in Fort Walton Beach. Timothy didn’t just help us sell the house – he coordinated everything. He arranged for the lawn care while we were out of state, connected us with an estate sale company that handled all of Mom’s belongings respectfully, and even helped us understand the probate timeline. What could have been a nightmare became manageable because Timothy truly cared about our family, not just the sale. We got a fair price and closed when we were ready, not when it was convenient for him.”

Common Questions About Probate Properties

Do I have to sell the property?

Not at all. I help families with whatever decision is best for them – selling, renting, or keeping the property. My role is to provide options and support, not pressure you into a sale.

What if the house needs major repairs?

That’s not a problem. I can either connect you with affordable contractors to maximize your sale price, or arrange a cash sale “as-is” if you prefer not to deal with repairs.

How quickly can we close?

It depends on your needs. Cash sales can close in as little as 7 days once probate allows it. Traditional sales typically take 30-45 days after accepting an offer.

What about all the personal belongings?

I work with professional estate sale companies who will respectfully sort through everything, conduct a sale, donate unsold items, and leave you with the proceeds. You just take what you want to keep.

I don’t live in Florida. Can you still help?

Absolutely! Many of my clients are out-of-state Personal Representatives. I handle everything locally so you don’t have to travel back and forth.

What areas do you serve?

I serve the entire Florida Panhandle, with special expertise in Escambia County (Pensacola), Santa Rosa County (Milton, Navarre, Gulf Breeze), and Okaloosa County (Fort Walton Beach, Destin, Crestview).
